Rental Agreement
Summarize Your Requirement:
It is very hard to find a space that will meet your desires 100%. Prioritize your requirements (rent, area, layout of the room, etc.) and consult with our staff.
Take a look at the space:
Boston is full of historical buildings. Sometimes you find a room in disrepair due to rare vacancy. Check out the condition of the space carefully, especially in the areas that are related to water usage.
Checkpoint List:
1. Is the Hot and Cold water in working condition
2. Look for possible leaks (water pipes)
3. Security (Building entrance, door locks, etc.)
Rental Application
If you are interested in a space you should submit a Rental Application along with a one month rental deposit. It will take from a day to a week to receive an answer. It will also be necessary to provide the following documentation:
Required Documents:
1. ID (drivers license, Passport)
2. Bank Statement
3. Employment Verification
For Non-citizen and non-green card holder:
1. Copy of visa
2. Copy of Immigration Document (I-20, IAP-66 and etc.)
Completion of Contract
At the signing the Contract you will be required to pay two months (first and last month) rental. Depending on the type of place you rent other costs may be involved:
-Security deposit of key
-Moving Cost (usage of elevator to move contents into room)
-Maintenance
-Common charge (usage of facilities)

*Agent commission (we also handle rentals that do not involve a fee)
Contract Terms
In Boston the term of the contract is usually for one year. In general, a cancellation clause is not included and the tenant is responsible for the whole term of the contract. In some instances you may be allowed to cancel the lessor's agreement after a new tenant is found. In all probability you will be charged for half or one month rental due to breach of contract. Keep this in mind.
Lead Paint
There are many old buildings containing lead paint in Boston.
Massachusetts' regulations prohibit children age 6 years and under to live in lead paint rooms only for a certain period of time due to the possible consequences of being exposed to lead chips. There are no lead paint concerns with newly constructed buildings or those built after 1978. Check out the usage of lead paint in the space you are interested in if it was built before that year.
Contract for Sales/Purchase
